When is an EPC required?

Rent or sell legally

There is a legal requirement for an EPC whenever a property is rented or marketed for sale, including holiday lets. You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

Minimum Energy Efficiency Standards (MEES)

The new legislation means that as from 2018 all properties rented out in the UK must have achieved an EPC energy rating of E or above. There are also proposed forthcoming changes which will require a minimum C rating for all tenanted properties in the future. It is important to be aware that you could be fined if you have issued a new tenancy on a property that does not reflect this rating.

Smart Export Guarantee

An EPC is also required for grant applications for renewable energy installations or applications for the Smart Export Guarantee scheme.
